To the Valued Members of Our Community,
As autumn arrives, we're pleased to share the progress made in our community over the past several months and outline our ambitious plans for 2026. Please review the completed projects and upcoming initiatives below.
Community Enhancements & Maintenance:
Pond Maintenance Update: The significant work on our community ponds is now complete. The banks have been cleared of vegetation and debris. The board will continue to proactively monitor and maintain the ponds to ensure their good condition.
Tree Trimming: We've engaged a local tree trimming company to address overgrown trees in common areas, including around the ponds and property borders. Many of these areas have been neglected for some time, requiring extensive work. We also plan for annual hurricane-related pruning. Please remember that homeowners are responsible for trimming tree branches over their own property lines. If you notice a tree in a common area needing attention, please contact us.
Entrance and Landscaping Improvements: A bid has been approved to replace shrubs and bushes near the mailbox and lift gate on Lone Eagle Place. We are also seeking bids for a comprehensive overhaul of the main entrance landscaping and the medians. This work is projected to be finished by Spring 2026.
Administrative Updates:
Increased Assessment for 2026: In October, the board approved the 2026 budget, which includes an increase in monthly dues to $65, effective January 2026. This increase is vital to maintain our financial stability, given our recurring expenses and the planned improvement projects for next year. In 2025 alone, over $70,000 was allocated for pond and tree maintenance. A separate announcement detailing this increase will be sent shortly.
Reduced Inspections: The board has decreased community inspections from twice monthly to once a month. This change aims to provide homeowners more time to resolve issues before a second inspection and reduce overall violations. While we haven't seen an increase in violations, the board may reinstate more frequent inspections if needed.

The board is actively seeking feedback, suggestions, and comments on how we can improve the community for our residents.
